PHILADELPHIA INVESTOR QUESTIONS
Good questions.
Clear answers.
Investing in a Philadelphia rehab means making decisions about the property, the people doing the work and the support you need. Here is how FourDoors works, what each service covers and what stays in your hands.
OUR CONSTRUCTION STANDARD
Contractor-grade materials and finishes
FDP construction projects follow a consistent approach to common layouts, style, color, appliances, cabinets, countertops, vanities, light fixtures and all other finishes. This keeps projects cohesive, reduces repeated selection decisions and helps work move forward with fewer delays caused by hesitation. Where applicable, clients can choose the paint colors for the front door and the front of the house. Our team also works to follow applicable PHA Section 8 safety standards to the best of its ability, drawing on experience working with PHA inspectors since 2021.
Choosing your support
What materials and finishes does FDP use?
All construction projects completed by FDP use contractor-grade materials and finishes. We follow a consistent approach to common layouts, style and color, along with appliances, cabinets, countertops, vanities, light fixtures and all other finishes. Where applicable, clients can choose the paint colors for the front door and the front of the house. These standards keep our projects cohesive and reduce repeated selection decisions, helping work move forward with fewer delays caused by hesitation or indecision. The exact layout and work follow the property’s approved plans and signed construction scope. This construction standard applies to work performed by FDP as GC; with Platinum, your own GC’s materials and finishes are governed by your separate construction agreement.
What experience does FourDoors bring to my investment?
FourDoors is both a project management company and a general contractor. Our team brings 25+ years of construction experience, and we have been real-estate investors in the Philadelphia area since 2021. We started FDP to help other investors avoid the mistakes we made when we were first getting started. We bring the perspective of builders and property owners to documenting, communicating and coordinating the work.
Who is FourDoors a good fit for?
We can be a good fit for busy, first-time or experienced investors who want local support for a rehab in Philadelphia or the surrounding area, including investors working from a distance. You should be ready to make decisions, provide access and fund payments when due. Our services suit investors comfortable with scheduled visits and written communication. Daily attendance, 24/7 response, unlimited coverage and advancing construction money are outside the offered packages. We confirm coverage and availability for your property.
What is the difference between Platinum and Premium?
Platinum provides up to eight scheduled visits with visible progress observations, photos/videos and written summaries while you manage your own GC. Premium provides up to fifteen scheduled visits and adds scope review, coordination of FDP’s vetted construction team, draw review, schedule/budget tracking and change-order administration. With Premium, FDP serves as GC through a separate construction agreement. Both PM packages run for up to twelve weeks from the agreed active start, ending at the visit cap or the end of the period, whichever comes first.
Can I use my own general contractor?
Yes, with Platinum. You hire, direct, communicate with, supervise and pay your own GC, and handle construction disputes. We report our observations to you; Platinum does not include contractor coordination, draw approval or schedule/budget management. Premium uses FDP as GC and its vetted construction team under a separate construction agreement. Choose the package according to who you want to manage construction.
During your rehab
How will I know what is happening at the property?
At included visits, we observe reasonably accessible, visible work and document progress through CompanyCam photos or videos. We ordinarily provide a written observation summary within 24–48 business hours, noting visible progress, concerns and outstanding items. This helps you follow the rehab from a distance. Visits are scheduled around the selected service and project progress; they are not daily monitoring. Concealed or inaccessible conditions may not be identified.
How do we communicate, and can I visit my property?
Project communication with FDP takes place through WhatsApp text, giving us a written record of questions, updates, approvals and payment details. Office communication hours are Monday–Friday, 9 AM–4 PM Eastern. You may visit your property subject to safety and access requirements. For Premium, construction questions and instructions go through FDP; direct communication with its team requires prior written authorization, except for emergencies or notices required by law. With Platinum, you communicate with your own GC. FDP does not provide 24/7 emergency coverage.
How are draw requests and change orders handled?
For Premium, we compare draw requests with the construction payment schedule or scope and available progress records, identify apparent discrepancies and communicate payment requests. You fund payments when due. Proposed changes are documented with their price and expected schedule effect and require your written approval before added work begins, subject to the construction agreement’s emergency provisions. Change-order terms in the Premium scope call for 50% before work starts and 50% after completion and FDP inspection. Timely decisions and payments support progress. With Platinum, you and your GC handle construction payments.
What if the rehab takes longer than expected?
We confirm the active service start in writing once required agreements, payments and property access are in place. The twelve-week PM period is a service limit, not a promise that construction will finish in that time. Permits, materials, property conditions, funding and client decisions can affect progress. Delays do not automatically extend PM coverage or carry unused visits forward. Any extra visits or extension require written scope, service dates and fees before coverage continues.
Planning and handoff
What do I need to provide before work begins?
Start with the property location, your rehab goals, your closing or target start date, your contractor plan and the support you need. We confirm access, availability and the appropriate service scope. Required agreements and payments must be in place before the active start is confirmed. For Premium, construction has its own signed scope, price, deposit and draw terms. A preliminary estimate may change when the final scope, conditions and materials are confirmed.
Do FDP rehabs follow PHA Section 8 safety standards?
Our team works to follow applicable PHA Section 8 safety and inspection standards to the best of our ability in the rehabs we perform. We have worked with PHA Section 8 inspectors since 2021. In our experience, some inspection assessments involve professional judgment, and the interpretation or application of certain requirements can differ between inspectors. We use that experience to inform our rehabilitation work, while recognizing that final inspection findings and approvals are determined by PHA. Inspection passage and Section 8 approval cannot be guaranteed. Correction responsibilities and any additional work follow the signed construction agreement.
Can FourDoors help with Section 8 readiness or renting the property?
Section 8 pre-inspection and rental placement referral access is a separate optional service. It can connect you with referral contacts; you arrange and pay for their work directly. Repairs, inspection fees, leasing fees and agent commissions are separate. Referral access does not include tenant placement or ongoing property management services. Neither PM package includes rent collection or tenant management, and FDP does not guarantee inspection passage, Section 8 approval, rental income or tenant outcomes. Request Current Pricing for referral access.
What are the limits of oversight and project management?
Our PM services document and coordinate only what is included in your selected scope. Visual observations do not replace specialist inspections or official approvals. Construction labor and materials, professional fees, rent-ready cleaning, ongoing rental management and emergency response are outside the standard PM packages. Approved appraisal attendance and referral access are separate optional services. Construction duties and warranties follow the construction agreement. We do not guarantee a completion date, final rehab cost, appraised value, refinance approval, rent or investment return.
How do I request current pricing and get started?
Email info@fourdoorsproperties.com with the property location, your rehab goals, your timeline and whether you have your own GC or want FDP’s construction team. We confirm current package pricing and the written scope before you commit. PM fees, construction costs and optional services are separate; payment terms are set out in your proposal and agreements. If you are unsure which package to discuss, use our Investor Fit Guide to explore your options first.
